    I am in the middle of reading “$1,000,000 in property in one year” and have just read Robbos chapter. What has interested me is that there are people out there known as Bird Dogs who source property for you. This sounds awesome!

    Firstly, how do you find a bird dog (especially one that sticks to Steve’s rules, eg. the 11 second rule)?

    Secondly, if any are out there (particularly that live in South East Queensland) can you email me with your details so I can use your knowledge, research and advice.

    Thirdly, Are companies that advertise in magazines (ie property investor), rorts or are they genuine companies that really do find cashflow positive property? For example, Cameron Bird.

    There are many companies who locate property for you at a fee you just have to ensure that depending on which state they are in they hold the relative license.

    In Qld where we are you need to be licensed to be a buyers agent.

    To be a buyers agent you simply need a saleperson certificate in queensland i thought. Obviously, you need to work under a license though of a company.

    Hate to be the bearer of bad news.

    To be a licensed salesperson operating under someone elses Real Estate License means you act on behalf of the vendor not the buyer.

    You need to be a licensed Buyers Agent which involves being licensed through the OFT.

    Thats great guys but you haven’t really answered my questions.

    Where can I find a legitimate, bird dog that uses Steve’s principles? Who are they? And how do I get in contact with then.

    Hi Tait,

    What country are you looking for properties in – Australia or NZ?

    If NZ, I can definitely recommend (from the forum) Westan, especially for the South Island, or MiniMogul or Castledreamer who are NZBIRDDOGS, especially for the North Island. I think that John Robinson from the MAP is still doing it also (in NZ).

    If you are looking for someone to birddog properties in Australia, sorry but I can’t really help you. The 11 second solution is an old strategy for most of Australia, and as others have said you need to be licenced.

    thanks for the connections. Those guys names will definately be an assett for the future. However, I am really looking for something close to home (that is if it is possible), as I can’t afford to fly over to New Zealand at present, as I am saving for a wedding…woo woo is me…just kidding …lol… how do you tell your fiance that she can’t have the wedding of her dreams. Answer … You Can’t!

    DD in OZ was doing this type of thing before I think she/he is from MAP also you may contact DD.

    Tait,

    Sit tight. You’ve put the word out now and I know there’s a few Bird Doggers that frequent this forum. I mentioned an interest and got 2 PMs within a few days. If you can’t wait then you can look DD up in the members section and PM him/her yourself direct.

    You’ve done the right thing by asking the question. Now let them come to you. If you get no joy then just post again in a few days time to bump your thread.

    Hi Tait,

    DD found our first IP for us, he is a great guy with a wealth of knowledge on investment properties.He is from Coffs Harbour but he does find deals in QLD as well.Look in the members section for his details and pm him.

    I to am interested in buying my first deal through a bird-dog, can I ask does anyonw know if their fee’s are tx deductuble? Do you think this is a good way to start out? I do have plently of time and a bit of money but not sure exacaly what to look for in a deal so I feel it would be good to get me on my feet. I would to prefer to start out investing in Australia and prehaps make my way up to NZ.

    HI Female,

    They are considered as acquisition costs and, like stamp duty, are not deductible. Thay can with necessary paperwork be used for CGT matters.

    NOt an tax expert, but my understanding is that acquisition costs as Derek has said can be offset against a capital gain. the capital gain does not have to be on this property, but if you don’t have any other gain, then the acquisition costs hold over until you sell the property and then you can enter them against the capital gain you make (assuming a gain)
