    Has anyone had any experiances with Advance Loan Direct they work with Wincrest Homes in Victoria, they say after looking at my circumstances they can do a 100% loan on a new build which is where i want to move to later this year when my resident visa comes through.

    My worry is not even my own bank in Australia for many years will give a 100% as i am a non resident am i been sold something to good to be true or is this firm on the up.

    Thanks for any advice.

    Most of the 100% lenders will give you a 100% loan when your resident visa come through if you are secure in you work and have clean credit history. This is nothing special. You even answered this yourself in your post.

    My concern is when you purchase house a land packages and secure the finance from a closely affiliated company. Many people et screwed like this on purchase price.

    How does the pricing compare to other homes in the area?

    Have checked the website and spoke to them with the figures etc.
    The price of the house a 2 story, 4 bed is $295000 for 40km south east of Melbourne at todays exchange rate thats half the price i have just sold my small 3 bed in the UK for and i mean small it is half the size of this house.
    I could buy outright with my UK sales money but with moving to the other side of the world i want to keep a good reserve for those small things that crop up with a move this size.

    I was disappointed that my bank in Oz would not match the same deal considering they have on deposit twice the price of the house and have loans with massive equity on my IP’s in Brisbane.

    Like you say i try to avoid tied brokers as the firms are normaly trying to get a kick back or price hike somewhere down the line.

    The price compares very well infact i think its cheap by about $100000 it makes me want to flyout next week to get things tied up

    I would suggest using a mortgage broker instead of dealing with your bank directly. It sounds like a “vanilla” (easy) deal to me.

    Take it from someone that is moving to the UK end of Next year, you can’t compare pricing as you just have.

    The bottomline is if you have done your due diligence and happy with the deal then do the deal. Make sure you have a solicitor look over the contracts before signing.

    I did this kind of thing on my first purchase many years ago, and found some tiny clause that got me on the interest rates. Didn’t notice up front but I did pay for it over time.

    I know you can’t compare price but you can compare house size,location etc and this is perfect.

    My lawyers will look over everthing they are a pain about this type of thing sometimes they cost me deals due to there care of me,but thats why they get there over the top fees.

    Good look with your move to the UK don’t know where your going but get those $$ saved.

    Good luck Byronet and you better start saving those $$$ because thats one hell of an expensive place compared to Oz.
