agnes water 1770 commercial property

Put a post in General area but here may be better suited.

About to sign up on land close to agnes town center, that would suit small shopping complex and servise station (we think) We will have to rezone and split block and move it on as we have no capital to develop, and little to cash to go long term.
Any thoughts on the area?
Still appears to be growing, still lots of building, mostly Holiday accomidation and thought area could do with more shops etc.

Could give my thoughts all day but I’m here to seek yours.
