    After reading steve’s book(which i really enjoyed),i became creative and made some improvments on one of my ip’s.
    I simply made a deal with tenent to pay extra for improvements,which they were happy to do so and even gave a hand.
    So it was border line netral and now it’s POSITIVE(Horay),also am about to finlly settle my -tive geared property in 2 weeks”horay”
    P.S learnt alot from -tive gearing(DONT do it)[thumbsupanim]
