hello brains trust,
if there is one place to get info this is it.
I am looking for the best lodoc for 4343 postcode with the highest lvr and fairest interest rate. I cannot mortgage insure with PMI as reached limt but have none with GE. I know I have no probs with anz 60% no LMI but can anyone suggest better.
by the way this will also be a construction loan.regards freedomfinder

4343 p/code is under category 3 with GE, I don’t think GE will touch it as a Low Doc.Regards

maybe La Trobe will do it. GE Money (not the mortgage insurer) would do 80% in this area.

I’m pretty sure GE Money won’t do self-certified in category 3 locations,
As terry mentioned Latrobe should be able to do this as a low doc construction, rates Approx.8%Regards

I am doing a cat 3 low doc at the moment with GE at 80%. Still not fully approved yet, but it seems the location is not a problem.

I have a gemis list from july 04 and 4343 not listed however on another list 4343 is in location F.
The latest GE postcode list is available online at http://www.gemoney.com.au/Broker/docs/pl_PostCodes%20IX.xls
Freedomfighter, you would be looking at a rate of around 8.15% for a 80% LVR low doc with GE Money.

Actually, GE only allow 80% LVR in Cat 3 for low docs if it is owner occupied, not investment.
Must also be self employed for more than one year at time of application – for low docs.

GENWORTH will look at 65% with complete construction details. They won’t look outside category 1 for vacant land only.
In regards to interest rates be careful not to fall into that trip, lower the rate better the deal. Find something which is flexible which will allow to the utelise your cashflow and reduce your interest costs, now that will save you money.
Have you considered drawing on exist equity if it is available.
