Can anyone tell if I can still go out and buy my own unit to live in using First Home Plus after I having already bought an IP last November. The information lady for FH+ said no because I already owned residential property but it’s for investment not to reside in. Any clues? Thanks. Peter

Peter, they generally give you the first Home grant even thoough you purchased residential before.

When they say to you “No – because you purchased other residential” – just reply by saying the the grant is for First Home to live in – not First Investment.

    Kind regards,
    Geo.

Thanks Geo but I’ve phoned The First Home Plus “Help Line” twice now and it’s a resounding NO. Reason being the laws changed in July this year. Regardless of owning an IP only and not for living in, the answer according to them is still no.
Still any hope do you think and do you mean First Home Owners Grant or First Home Plus where the stamp duty is waived?
    Thanks
    Peter

I spoke with OSR today with similar inquiry. It seems First Home Owner Grant(FHOG) and First Home Plus have slightly different eligibility criteria.

    First Home Owners Grant (7K)
is available to you if you
    a) never owned any residential property before 1 July 2000 (regardless of if you lived in or not) AND
    b) never occupied a residential property which you owned on or after 1 July 2000.

First Home Plus (Stamp Duty exempt)
is available to you if you have never owned residential property ever (regardless of if you lived in it or not).

So if you own nothing today and buy an IP, you will forgoe the First Home Plus savings but will still be able to receive the FHOG later when you buy a personal property to live in. On the other hand if you buy a personal first you can go for both…cool
