In my experience, screen as many brokers as you can. Before you do this though, try and come to some sort of understanding of what you want (ie. Are you currently cross collateralised, only want the cheapest rate offered, need to pull out some equity to further borrow, what is the best loan structure that best meets your needs, etc). Before you seek a broker, if you are able to ‘start’ with the end in mind in how you want to invest (1 property or 130?, reduce a current high interest rate, etc) and work backwards, then these answers will help you ask the right questions when meeting with a mortgage broker. If you wish to invest long term it may be more prudent to base your decision on a broker who will have your long term investing interests at heart and not one who may offer incentives such as a commission rebate up front, but then leave you like a hot potatoe once he/she has your business. A good broker will also be more than happy to answer any questions you may have re: your mortgage (no matter how silly you may think your questions are. That’s what defines a good broker). The relationship you have with your broker will go a long way to your success in the choosing the right mortgage for you. There are brokers on this forum who meet this criteria. Gatsby!I just want to say, that it is probably better to find a M’gt broker on the forum because they know about investing, where as most mortgage brokers really only know only about buying a family home.

Make sure you spend adequate time finding a good one if you intend to buy multiple properties… The first thing is make sure they return your calls promptly and also are interested in taking the time to find out what you want both now and in the future. You don’t want a loan – you want a planned borrowing strategy that dovetails with your goals and circumstances.
Too many mortgage brokers only want to sign you up and drop you like a hot potatoe when they have their commission… Also keep a record of every conversaion you have with them and get everything in writing – do NOT trust them… They are not working for you – They are working for themselves… A mortgage broker gets paid when you sign the appropriate forms – some of them will pressure you when it may not be in your best interests…
I think Confucius said it best “An unscrupulous mortgage broker will cause a thousand headaches and cost untold fortunes”
