    This is my first time to this website/forum..so far it has been very informative and everyone is very keen to help with questions or advice for others so I figure this is the best place to go!
    We (hubby and I) are currently building a holiday home in Cape Paterson (Vic) – near Inveloch. This will be our first investment property and we have gone halves with my Mother.
    Although not completed yet..I was wondering if anyone has advice / suggestions on the holiday rental market..What to expect? Where to advertise? And what REA expect to receive?
    The home will be located 200 metres from beach/shops, very modern, and 3+ bedrooms (2 story- plenty of room for extra beds etc)

    Sounds lovely. You should get in touch with some REAs now and see what they can tell you. I imagine there will be a certain standard of furnishing required etc.

    I have a client with one on a Lake up this way. She advertises on a website, pays a neighbour to issue the keys and inspect/clean between tenants and seems to be doing very well.

    Vacancy rates are not the usual as residentail – there alot greater – be careful.

    You can advertise in the paper, with an agent, on the web or via a sign in your front yard. You can also advertise in the local shops.

    Like MH said, call the REA and see what the expected rent for that area is.

    Thanks for advice..
    Does anyone have any horror stories for me to be careful of?
    We are having a seperate cupboard installed for our private storage.
    Rentals down there are apparently strong so I’m not too concerned about that at this stage..plus we want it for our own use as well..renting it out will be a bonus.
