    Ive been reading for hours the last few days, learning and hearing interesting opinions, im still wondering the best way i should go, i have posted a previous topic (dangermouse99 HELP INEVSTING IN MELBOURNE)I have 50K in cash and about $100K equity, i want to buy 1 or more +CF investment properties (10.4%) but that seems very hard now, which way should I go??? Have been serching im new to VIC looking in Ballarart, maybe Melton…any suggestions, nothing remotely close to 10.4% Yield
    What are other people doing in the current climate??? PLEASE HELP
    Is there any meetings i can attend in Melb particualrly eastern suburbs…i want to learn more. Any otrher advice most welcome and appreciated.

    You could always wrap to make properties CF+. In fact their are a couple of people doing it in Sydney of all places!

    Hi dangermouse99,

    I was looking at Ballarat and Melton in the western suburbs a while back – not much there – in fact nothing with 10.4%. However, you may be able to get that if you put all your 50k cash towards a property and thus turn it from a -ve geared to a positive geared property.

    My ultimate suggestion with that kind of cash, is to head straight for the island – the NZ island that is. You’ll do well there. you could get at least two good investments that are positive cashflow over there with your cash and equity available.

    I’ve been looking also for positively geared properties that with a bit of luck will also provide some capital growth for a long time. These properties are in my opinion very very hard to come by. There are positiveley geared properties out there but are usually in small population towns and capital growth, rentability etc could be risky. I have found properties in Cairns that were cash flow neutral last year and bought same. Rockhampton was good and I found a couple there that were cash flow postive 18 mths ago. I tend to agree with Geo I’m currently looking at New Zealand. Plenty of cash positive properties located in good size towns and the properties look in fairly good nick. Westan is a person who is a regular on this forom and is good to get information from. Good luck.[biggrin]

    As per my email; the meeting is organised by Somersoft. I know PI used to organise a Melbourne meeting; but I don’t know much about it; maybe someone here may do.
