    Hi Wayne,

    sorry it’s taken so long to reply but looks like you’ve had heaps of replies anyway.

    Now we didn’t go cool breeze, but we’re up in the hills so wanted heating with it, went refrigerated (Fujitsu). As we’re on water tanks evaporative would ahve been no good for us as they use water and although water is precious everywhere it’s not so bad when you’re on mains. We had tanks and sould afford the exra usuage evaporative would have been. Don’t panic it doesn’t mean they use heaps, we have a 32000 gallon tank that in a dry winter may only get two/thirds full, if we run out we have to truck water in. Refrigerated doens’t use water so it suite dour situation best and that is why I liked that fellow he listened to our actaul situation and then gave his thoughts on what woudl be best. Others just quoted on what was cheapest or didn’t quote at all.

    I’m sure there are other good ones around too and if you don’t need particular requirements then it might not matter who you go through. I recommended him becasue we had good service from him.

    In a previosu house I had a breezair unit, but don’t know if it was the brand you are talking about. Thankfully, it was under a 4 year warranty because in that time we have 2 news motors, a new drain kit and some other thing I can’t remember. That was the down side. The upside was that each time it was a different repair person come out and each one, said that it was very unusual to experience so many problmes with one a Breezair unit, so, well, make of that what you will.

    Don’t waste your money. Go the way Regrow suggested. We have had many houses (we’re builders) and many different types of cooling both in Perth and country areas. A ducted split system is far superior and can be installed on external walls and added to as needed. Added bonus is that your tenants have heating too. Try to get ducting into the kitchen/living area. If your tenants are cool before going to bed then a ceiling fan will be sufficient to keep them comfortable all night especially if they leave the cooling switched on as the cool air will travel throughout the whole house. These systems are extremely cheap to run and most are very quiet.

    Just received $9K quote for evap for flat roof 2 storey double brick building comprising equivalent of 2 X 3 brm residences.
    Refrig option would give me high energy bills forever after. Evap will be less energy bills long term.
    Evap installation – Square insulated ducting goes across cliplock roofing entering each room from above, unfortunately no crawl space in the flat roof for the ducting so it must be external.
    If it was an IP, I would go for refrig because cheaper installation and I wouldn’t be paying the energy bills later.
    FYI – Refrig Daikin 1 hp full brick wall $2 K.
    Refrig Daikin 1.5 hp full brick wall $2.4K.

    My attitude on this expenditure is obviously different for home vs IP.
    For home or work, spend more, get the best, enjoy the benefits every day thereafter.

    thanks again for the feedback:)

    after quoting up the house, it’s gunna cost be nearly $3,500 for split reverse cycle – As the only area I can put the units are on internal walls. I’ve decided to go for ducted evap with 8 outlets which will cover every room in the house and will cost less than $1 a day to run… got a quote for a coolair system @ $3,690 though gunna continue to barter and see if i can get the price down:)

    For the heating side of it, i’m going to get a bayonet installed in the front room and connect a gas heater.

    For people out there looking for a good split system unit – i managed to get needham air conditioning (subi area) down to $1750 for a 3hp mitsubishi reverse cylce unit – with a $300 cash back before august 31st (so works out $1450).

    your then looking at bout $500-$600 installation.

    Apartenly mitsubishi’s are pretty good. This 3hp will effectively cover 52sqm:)
