    Hi All,

    My partner and I have just completed Steve’s book and are ready to get started with our postively geared investing. Can anyone please suggest a suburb / town / state to start? We’re in Vic so that might be more convenient but we will take any suggestions.

    Start searching these forums. This question has been asked many times. At least weekly.

    I personally dont have an answer for you except, you gotta start looking somewhere. In my opinion your 5 yrs too late to find too many positive geared investments esp in Vic.

    is there a victoria in new zealand???

    in all honesty you will find it difficult to find obvious positive cashflow properties anywhere in vic at the moment. ie the type where you rock up to a an agent and say i wanna buy a house that will give me a 10 pct return – now where do i offer???

    you will need to look at more creative type investments all of which willmost probably be outlined in steves new book
    (steve plse send me a percentage for the free plug!)

    Hey, there are other areas to look at besides Victoria, …. try WA, Tasmania…. [blink]

    Hi Kythese,

    I was wondering the same thing so I jumped onto realestate.com.au and started comparing what was on offer (for sale) to what was on offer (for rent). Figure out broad approximates for the return on the properties that are for sale. Try using the 11 second rule for starters. OK – this is all *very* general, but you quickly get an *idea* of whether or not you will find +CF properties in the region, or even how close you will get to breaking even. If it looks like there is potential to make a good investment, then start researching the area.

    I’m no expert but this seems to be a good way to get started. Oh, and keep reading on this forum – that will undoubtably help you also. :)
