    guys/girls,

    what is the minimum size block you can subdivide?

    the block in mind is in NSW, has an existing house at one end of a fairly level 900sq m block, and is located on a corner so both ‘mini’ blocks can have seperate road access?

    ideaaly, i would like to subdivide to help pay off the mortgage on the block with the house (PPOR)?

    It depends on the council’s LEP. Call the duty planner and ask.

    Hi Nathan,
    Just as Simon says, check with the local council. The block sizes can vary significantly. Also check with a local independent town planner/surveyor or architect/draftsperson.
    If they take a look at your land, they can often bend the rules a little.
    My local council will tell you that the minimum subdivision lot is 350sqm, but I know of some town houses that are being built on lots smaller than 300sqm.
    So I’d do a little snooping around.
