Just a question—Isn’t stove ,carpet , hot water service, things that are in an unfurnished hiuse–do they not form part of landlords contents ???Cheers Len

The items you mentioned do come under contents, and insurance companies will ask you if you want a small landlords contents policy (added to your building insurance).
You may also find that Landlord Insurance may cover these items in certain circumstances. Insurance can be very confusing, always read the fine print….[biggrin]Jo, sorry to hear about those tenants of yours……….but do you know which way they went![jealous]

The direction??? Yes, they went straight to the courthouse and from there I’d imagine prison; they were charged with arson. Although I can laugh about it now, at the time I copped quite a stirring over it by my fellow workmates, as I was working for the fire service when it happened!!! [blink] The CFO gave me grief for months over that one!!! [blush2]

You may then choose a landlord extension which means the contents you may have in your rented propety. this may include light fittings, carpets, curtains. The premium is calculated using some of the following criteria. age, building construction, address . You may attract a discount is you have multiple risks on the policy such as other houses, car, boat
The excess can be flexible to suit the individual insurer.Regards

Mob 0409460000I found NRMA building insurance about 50% cheaper than anything else. I pick $1000 exess, which brought me to around $200 per house per year.
Land Lord Protection Insurance is baaaad from NRMA, but I found thay all are…
The most decent are AON and Barclays.I also use Barclay, but only for my houses and use Terri Scheer for my Strata Titles.
The reason being is that Barclay is a debt coll[suave2]ecting service and not an insurance company. Barclay can’t offer public liability insurance for your property, but if you have building insurance you are covered. Your Body Corp. Building insurance does not cover you for public liability in your lot area, so you must have a landlord insurance policy to cover your self.I’m currntly using NRMA as the give you a bit of a discount when you havea few policies with them.. I guess they are all as bad as each other, non of them want to pay up if they can avoid it..
