    On the weekend I went down to ipswich and met tennants at an IP. I took the woman shopping for some flooring and we had a great rapport.

    She was telling me about the PM and how slack she was. On one occassion when birds had been nesting in the roof, tennants baby was continually attacked by lice. The tennant, Sarah, rang PM again and again about having the birds adn roofing dealt with. She even had to take baby to hospital. Now my PM rang me once and I told her to deal with it immediately.

    Aside from this Sarah tells me that the PM talks down to tennants and adopts a superior manner. ‘Fraid i cant abide snobs.

    What makes me nervous is that I was speaking to a Real Estate agent friend of mine in the area who told me to change PM’s and that my particular one had worst rep in ipswich.

    As for my own personal opinion, praps the females on the forum will understand what I mean when I say she wears makeup an inch think and eyelashes to match, and jangles when she walks cos of all the gold jewels. Ya know the type? The ones that never have women as friends? [rolleyesanim]

    I know some here will say simply change agents but I’m nervous about that. Three months notice you have to give. What sort of service am I likely to receive during that time?? Do I put it in writing and list my reasons? Or can I simply write ‘thanks but I no longer require your services’.

    The three months is a standard clause in the Queensland REA management agreement paperwork but there is a little clause that says the notice of termination can be 30 days if agreed to – won’t help a lot now but it is worth remembering for next time.

    On the subject at hand, and if you do not want to change PMs then I suggest a phone call discussing your concerns, followed by a similarly worded letter. This way you have on record your desire for better service and if push comes to shove you have proof of your contact with the PM.

    Wow 3 months notice to rid yourself of a poor performing PM?????????? [wacko] Cripes, glad it’s not like that here in Vic (well not since I last switched PMs).

    If them’s da rules them’s da rules I suppose; can’t argue with that hey??? As Derek said, you’ll know better next time!

    On the other hand, while you’re waiting maybe having her over for a cuppa may uncover some human qualities that you may actually find appealling, and you may have a change of heart. It’s worth a try I guess, and all it will cost is a bit of your time and a few coffee beans????

    Aside from all that Milly “darls” I don’t have to slap ya girlfriend, if bad tenants and/or bad PMs aren’t enough punishment, I don’t know what is!!!![whip]

    Can you change immediately and pay her the equivalent of three months fees? Is this an option?

    Often the new PM takes care of the change for you after you sign an authority. They may even waive the initial three months fees to win your business.

    Your business is worth quite a lot to the Principal of the agency – have you spoken to him about the current PM? He may even waive the notice after hearing your complaints.

    Worth a try I think.

    Hi Simon,

    This is also part of the standard agreement and based on Milly’s ‘3 month’ comment in the first post it is highly likely this clause remains – but – as you said pay the three month fees and cut your losses and move on is an option worthy of consideration.

    Hi Milly
    doesn’t sound like a good PM. Can’t speak for Qld, but, in NSW, the PM has the legal obligation to look after the best interests of the PO. In your case, the PM placed you, herself and the REA licencee in danger of litigation by the tenant for compensation for any medical problems resulting from the ignored problem of the lice. She’s in the job, so can’t plead ignorance, so it’s negligence. Wouldn’t want her on my team. A Tribunal would eat the PM for breakfast.
    And in view of her negligence, shouldn’t be hard to convince the PM and/or the licencee to agree to a quiet and immediate termination of the managing agreement.
