IP 1. I was talking to the Property Manager the other day about some work that needed doing. The PM informed that there was no problem getting access to the property as the ‘woman’ was usually home.
There is one name on the lease and it is a mans name. I didnt think to ask my PM about it at the time.
IP2. The tennant(female) requested that an old carpet be ripped up and floors polished. The tennant herself offered to do the polishing if I supplied the gear. The PM (same person for IP1) had sent me her request in writing along with her phone number so I could deal direct with her.
When I rang to discuss the arrangement I spoke to a man who happily told me that ‘we’ are very keen to do the work.
The names on the lease of this property are two women. (mother and daughter).
Now am I being over anxious in expecting to have a full list of tennant names on the lease? Would it concern any of you? Obviously it doesnt seem to be a concern to the Property Manager. Does it really matter as long as there is one name on the lease where the buck is gunna fall?

I have no issue with the names of people on my lease, as long as one of the person’s is still living there. I presume that if a single name is on a lease, that probably that person eill get a partner at some point throughout their tenancy, just as they might also get a pet, have a child, or have some other living arrangment change.
There might be some greater “stability” if the woman on the lease has a partner who is also willing to make improvements to the property- sounds good to me
The only problem I would have is them doing the floorboards… I would always have a professional do floorboards. Sounds like the tenants have a great willingness to make the place a home, but floorboards are such an important part of a place… ya don’t want a hatchet job done on them, as many homejobs can be (and have been) in this area. IP 1. Request from PM a list of all persons occupying the property, and their tenancy application. The problem here is that if someone not on the lease and not vetted by the PM is explicitly or implicitly and knowingly permitted to occupy the premises by the PM, then that person(s) have the right to apply to the Tribunal to be recognised as a tenant by virtue of the PM’s tacit approval by dealing with them or by ignoring their occupancy. Itls called lazy PM allows tenant to choose themselves as tenants, so who is managing whom ? PM is all about control, exercise it or lose it.
IP 2. Same again, demand vetting on the unvetted.
This is how the untouchable bad tenants gain access to properties, using front persons.
Don’t deal direct, let the PM do it. They know the law and make them liable for the actions and consequences, otherwise it’s your legal liability for anything that goes wrong.That’s what PMs are paid for. Also, Caller ID monitoring by the tenant will gain your phone number for future 3 am calls when the PM is in bed and the IP window rattles. Charge the PM $30 for doing the meeting for him/her. You have a middleman to protect you, don’t sacrifice that protection and arm’s length peace of mind.

I agree that I don’t have problems with not all tenants names being on the lease.
In my IP, the woman’s name is on the lease. She has two children from her ex husband.
Her boyfriend moved in at the same time she did.
I don’t see that as a problem.The boyfriend now has asked (via my PM) if I’m OK with it if he makes a connection in the kitchen for a dishwasher- something that he wants to do for his partner as a surprise.
I agreed, but said it had to be done through my property manager, and that the plumber who is going to do the job is fully licensed.
He was happy with that.
I even said that I don’t mind paying for that, since it will be of future value to me. But he insisted that he wanted to givehis partner this as a present and he ‘desperately’ seems to want to pay for it.
Well i didn’t object! [biggrin]
I’m always willing to do someone a favour hehe!SO for jobs requested by a tenant whose name is not on the lease, I don’t have a problem with it!
