    As someone relatively new to property investing and indeed this forum what are the trends of people’s purchasing at the moment?

    In 0 -130 Steve was obviously beginning to buy when the market was a little slow and since it has gone crazy right down the East Coast.

    Are most people still buying?
    Waiting to see what happens next? or
    Always on the lookout to find those little bargains that pop up from time to time?

    Obviously my question depends on where in you PI career you are, what incomes etc etc but in broad terms how often are people buying more property right now?

    Mel,

    Thanks very much for the info. Its really appreciated that you are happy to share info for those of us just beginning the journey and not guard it as your own. Rest assured my foray into investing will be some way off but I’m very interested in getting to know all I can especially the tricks of the trade all you regulars obviously use. That’s why I’m here, read and learn and grow.

    I have four hungry mouths to feed and as the majority of our one income goes to filling them and covering our -vely geared property it will be some time before we embark on the real journey.

    Matt,

    I sold a neg geared property to buy 3 more neg geared properties!! :o)) Seriously though- that one was an underperformer, and old, and, in selling it, it allowed me to develop more of a “taste” for properties that are more in line with the knowledge I now have, but that I didn’t have when it bought it 7 years ago.

    I don’t know about your situation, but it’s always possible to sell off your neggy, and make some different decisions for your portfolio.

    In terms of buying again… well, I’m signing off on a mortgage tomorrow, so I’ll see my bank manager and I may gently approach the subject of my financial situation, but I’m sure she’ll be firm and gentle with me- a firm “NO!” is likely [biggrin] I don’t have a “wait and see” approach to RE. I spent 6 years out of the market, and I’m getting old now… so I want to consume madly before it’s too late- hehe :)

    And yeah, Mel- you’re the best thing since sliced IP’s. MEL FOR MODERATOR!!!! [biggrin][specool]
