    Just finished reading Steve’s book and am enthusiastic to invest again. Have had 2 negative geared properties previously which went okay. Would like to try positive cashflow but where do you find properties under $100k in Qld at the moment??? We live on the Gold Coast. Can anyone suggest any websites to look up for outer Brisbane properties or any suburbs that are worth looking at.

    Hi Tony,

    The general thrust of most comments on the forum are that positive cashflow properties (as per McKnight definition) are generally located in country areas and looking for such a property in a city such as Brisbane (even in outer suburbs) is a little like looking for a needle in a haystack.

    If you are looking for a place that’s suburban (ie not rural), and possibly, in my opinion, still undervalued, you could check out goodna. I reckon you might still be able to find something under 100k there if you snoop a lot.

    Of course, there’s always the mining towns etc etc… Not my cup of tea, but someone else can inform you about those.

    Cheap ones we have researched on are country areas and up north, You can get $100K up at Rockhampton. Just look up on the internet and search “rockhampton”, find a real estate on there, and start searching through, you will find one.[shades]

    Hate to tell you you won’t find a house or unit in Goodna for <100K those days have been and gone.

    Rockhampton is a possibility but from my experience and we own over 30 properties in Rocky a lot of people are buying unseen up there and falsely driving up the prices.

    One of our biggest Real Estate introducers comes from Rocky and can’t believe what price non locals are paying for IP’s

    Certainly regional and rural towns with a poulation of >10000 are a possibility.

    Don’t give keep researching i assure you there are plenty of good deals out there.

    Goodna – new olympic pool, new 50 place retirement village, doubling of main road goodna/redbank plains. All good things. Rentals are ok there but tenants a bit choosey at the moment so good luck.

    Booval is better as it has the big shopping centre and great schools too.

    Over in Woodridge just nirth of Logan Central I know of a townhouse for sale for $106k/$130/wk rent but with carpet and a few basics the rent could go to $145/50. Not ideal but the best in Brizzy at the moment.
