Ive decided to sell outright basically because I think I need to learn a little bit more before Im confident to do anything else with this property and I already agreed to buy another that I believe I can effectively wrap if I dont stretch myself to much…(Thankyou to this site for some really helpful info)
but my next question is a matter for personal choice from what I can see so I was wondering if anyone can tell me their experience with real estate agents versus selling privately? and any pitfalls I should watch for maybe..

there’ve been quite a few posts on this subject in the past – including some helpful sites where you can list your property if you do go private.
If you do a search (from the left of the page) you should come up with a few matches…
