Hi All,
How or where is the boundary of responsibility for a body corporate defined?
I have a BC manager (property in QLD) who is telling me the external common fence between units is not his responsibility nor an eave that has subsided.
Can someone also tell me what his responsibilities are in terms of arranging general meetings as I have not had any paperwork except bills from him in the 18 months I have owned the property.thanks!

If the common fence is on the unit complex, it is part of the body corporate. Even the external walls, roof and guttering of the property are covered.
However, read their fine print, that particular company may have an exclusion for this for some unknown reason (tho I’ve never heard of that before)

As Tikki says, check the fine print in your documentation.
This should also tell you what obligations the BC manager is under in respect of frequency of meetings, distribution of minutes and proposed or approved works to the property. It is my understading that there should be regular meetings of the BC to discuss exactly the type of maintenance issues you raised, along with any other BC business.
If you are still unsure after checking the docs, you probably should consult your solicitor / conveyancer who handled the transaction. They will be able to steer you in the right direction.
It may pay to also speak to some of the other owners in the property. You may find you are not alone with these concerns.

Roni had some trouble with a bc around november last year. i rang up asking questions, but instead of telling me how to go about it, just kept saying you cant do that! (it was to put in cable tv by the way) i ended up getting a new bc, by getting on the executive council with the two other owner ocupiers and sacking them via votes at the general meeting. as you can imagine we now have an excellent BC manager hired.

I will talk to my conveyancer.
It is a small block of 4 so should be able to get some action on a new BC – the agent’s in the area say this guy is notoriously bad!
