Hi just starting out in commercial property- I have invested in residential and its not that difficult after a lot of research, but commercial is so unknown to me and there doesn’t seem to be a lot of consistent good material that tells you about pitfalls and what to look out for….. In other words I don’t know where to research this on the internet…
I don’t know how to commercial properties for value, how to check out that they comply with building/council regulations etc. (if required at all).
Any other tips or traps to look out for?

daaussie, can’t help too much except to say that Martin Roth and Chris Lang (?) have recently released just about the only book I’ve seen on commercial property. Maybe it would clear a few things up for you?

Commercial Property is really only as good as your tenant. As mentioned in the other forum, vacancy rates can be high and may last for months or even years if you lose a good tenant and you can be left with a fitout that may not suit the new tenants. Location, exposure and demand for Commercial Property should also be high.A good aspect of Commercial property however is that the tenant pays for all outgoings and repairs.
