Here are some Real Estate facts for the Waikato area for April.

City house sales fall in “levelling off’A sharp drop in sales in Hamilton last month represents the market levelling off, more than a downturn, according to the Real Institute’s Waikato branch president.
A total of 318 homes sold for the month, well down on March’s 443, but slightly up on the same month last year (312), according to figures released this week from the Real Estate Institute. However , country towns Tokoroa, Cambridge and Te Kuiti bucked the trend with numbers up 44, 10 and 9 respectively.
The Waikato-BoP-Gisborne real estate branch president said that, “The small towns are bouncing along nicely now because their increase in activity started later than Hamilton’s. People from Auckland and offshore have been buying in small-town Waikato because buying at a third of the cost of your home town looks very attractive. But there is a risk. People coming in for a quick buck, particularly from Australia, see opportunities in towns with low values. Once the market turns that buyer runs home again and the market is left with gaps.”
