    Hi Joni

past ones are available at http://www.stats.govt.nz/

i supposewhat you really want is future projections for population trends some times the Government ones need to be considered lightly. In Australia all the experts predicted that Tas would continue to loose population, however i read the latest report late last year that Tasmania’s population was actually growing again.

I think a bit of local knowledge and common sense is the best tool available.

i have come to the opinion (and welcome others comments) that these areas will grow in population

Tauranga – has it all sandy beach, nice weather, tourism, port, industry, jobs. Close to Auckland. Has been the big growth area and will continue to be. (also the reat of the Bay of Plenty)

Hamilton – Uni, close to Auckland, cheaper than Auckland.

In the South Island – Central Otago (queenstown, Wanaka and sourounding areas.

also Nelson at the top of the south island

Its interesting that a lot of towns which have lost population over the past decade especially in the south Island where i live, appear to be growing again strongly. I believe the next statistics will confirm what everyone says that the population is rising again.

If you are after cash flow properties in these high growth areas i have mentioned you are a few years too late.

    regards westan

I find +ve cashflow deals in New Zealand which I sell to other investors. To be on my database send an e-mail to [email protected]

westan has beat me to it, i would have said exactly the same, Auckland, Hamilton, Tauranga in that order, although maybe the Rodney district and north of Auckland as far as Whangarei would come pretty high up the list.
You can totally get CF+ve in the centre of Auckland right now believe it or not.

    joy to the world

    Hi Joni,

    Try http://www.quotable.co.nz

You can get info on individual properties such as rateable valuations and sales hitory. This is for a small fee via credit card.

They also provide a demographics report on the area for free. Worth a look anyway.

You live in Nelson you should try looking there first. Nothing like your own backyard. Look for the worst house in the best street.

    Happy hunting
    Jeff
