    HI ALL

    I AM INTERESTED IN SOME EXAMPLES OF +VE CASHFLOW PROPERTY THAT PEOPLE HAVE BEEN ABLE TO FIND AS I AM STRUGGLING IN THE AREAS I AM LOOKING TO FIND ANY.

    I HAVE TRIED TO LOOK IN DIFFERENT PRICE RANGES & IN VARIOUS DIFFERENT AREAS BUT ONLY SEEM TO BE ABLE TO FIND NEUTRAL AT BEST.

    THESE CALCULATIONS I AM MAKING ARE BASED ON NO DEPOSIT BORROWING 100% AMOUNT INCLUDING ALL FEES & OUTGOING COSTS. WORKING OUT THE WEEKLY REPAYMENTS & RENT EXPECTANCY & TRYING TO COME UP WITH SOMETHING AROUND $30-$50 PW IS THIS RIGHT OR SHOULD I BE CALCULATING SOME OTHER WAY

    Duplex pair $60 000 returning $200p/w = 17.3%gr.
    Duplex pair $90 000 returning $200p/w = 11.5%gr.
    House $20 000 returning $70p/w = 18.2%gr.
    House $49500 returning $110p/w =11.5%gr
    House $32500 returning $160p/w =25.6%gr
    I just bought the last one.

    FROM YOUR EXAMPLES IT LOOKS LIKE I NEED TO LOOK AT CHEAPER PROPERTIES THAN I HAVE BEEN LOOKING & POSSIBLY SMALLER TOWNS

    The cheaper the property the less you have to put in to get the deal happening so therefore the greater return on your initial investment.

    I suggest you stop using all capitals to type – this is commonly on the internet referred to as SHOUTING

    As you can see from the way the caps emphasise the last word :)
