Is it any wonder that the World Health Organisation (WHO) has predicted depression as the number one global disease by 2020? Yes, I am on my high horse but when I hear these comments it really makes my blood boil. If your in this so that one day you can give back what you have gained from financial independence then feel free to contact me on this thread or pm me and I’d be only too happy to give you the number of the Mental Health Foundation of Australia’s donation number. The MHFA relies heavily on donatations. I apologize for possibly getting peoples heckles up but I don’t dance in front of cripples.

I think Russ’s first post would strike a chord with over 90 percent of people in the street. ie made sick by a house full of rubbish and filth
Yes, a few of us (particularly in the health field) have broader life experiences involving mentally ill people, and can guess on the ladies psychiatric condition(ocd/chronic hoarder)
But, in real estate, it takes three to tango, the vendor, the buyer, and the bank.
If the house is overpriced, then leave it alone. End of story.
If if needs major work ie 5k worth of cleaning and rewiring (and add to that the time and effort) plus whatever else will turn up (which it will) then this must be deducted off what we determine is a fair price.
Even after the cleanup, will all the smell be gone? (ps small note to smokers and pet owners- us non smokers can smell your house quite easily- the smell is in the curtains, walls, floors, etc. This makes them very hard to rent/sell to the 70% of the population that is non smoking)
If the general condition is that bad, one can also assume that absolutely no maintenance (gutters,etc) has been done for 14 years. Again, take off a couple more thousand for the inevitable repairs.
Thus, if Russ tries to help this lady by maybe trying to cut into his fair profit margin, he may wind up doing a huge amount of work, only to have an unrentable smelly house. Sounds like a win/lose situation to me.
Another problem is the ladies financial one, in which she ‘needs’ about double the fair value of the house in order to move.
I think that anyone trying to tango in the above situation will very soon realise they are between a rock and a hard place.
This is not to say this unfortunate lady does not have my sympathy- indeed she does, and yes, society does, as a whole, let our mentally ill patients down very badly.
Thanks for your post wrappack.After looking around in this and other areas I have found that like you say if I try to help this lady by paying what she needs I will be doing myself out of a fair bit of dough.I have to look at investing my dollar by looking at the figures and not the emotion.I,m sad to say I wont be helping her on her way by buying her house.I,m not rich and I have to look at the reality of the situation.
I surely hope I dont come across these situations too often as they are very difficult.

Would paying more than the property was worth really help her condition and happiness? [dozey] .I doubt her money situation is the cause of her un-happiness (if she is actually un-happy). Some of the great geniuses of our time lived in mess.
As with investing with intelligence, compassionate actions can be more effective if wisdom is added. (similar to buddhist practice)
Why throw money you can’t afford at this problem, there could be more effective gestures and actions that make the world a better place(especially in ones everyday interaction with people from now).[inlove]
This thread (and a lot of your posts in the past) have shown your compassion Russ, could you maybe be thankful for the chance to grow even more in this part of your life.[angel]

MarcRuss, could you maybe hire a truck, and help her move to her new place? I think Kiyosaki or John Burley did that once?
Maybe do a deal where you sign contracts, but don’t pay ANY money until place is completely clean and rented? Yes, you might pay a bit more than you wanted, but it might be worth it in the end – especially if there isn’t any holding cost to you whilst you are ‘renovating’….

Milly… I think the main gist of some of the posters who replied was a few things:
(1) not to speak in a nasty way about this woman who obviously has coping issues
(2) to do no harm to her by exploiting her apparent desperate situationI am not suggesting Russ, the author of the topic, was doing either of the above, and the spirit of the posting changed as it moved on.
Your message of “all you with such a profound social conscience offer her one of your rentals to live in”, implies that we are unable to be concerned about the situation of others. If we express concern, then we must have everyone living in our houses.
Many years ago, I worked with streetkids in sydney. I hope I worked with them compassionately, respectfully, and assisted them in improving their condition. I did not take them all home, and would have considered it improper to do so (indeed, I would have got the sack had I done so!)
There is nothing wrong with people expressing compassion about the situation of others. It’s a pity it annoys you so much that posters have responded in this way.

MarcRussh, where will it stop???? What happens to you when your doing your next deal and some one lays a sob story on you?? You need to treat all investing as business. Never get emotionally attached to anything or anyone while doing business (out side of business is a totally different thing). Offer her what you are prepared to pay taking into account the costs involved to get it to a renting stage. If i was in this situation i would offer her a fair market price, if she acepts thats great if she doesnt then thats fine too. What im trying to say is if you bring emotions into doing business then sooner or later you will be taken for a ride.

From this thread, I can’t remember that the woman laid any story on Russ. She was just a woman who was selling her house. I don’t think she was asking for a favour from any stranger. Everyone lives differently.

Kay, either way he has been taken hook line and sinker, my advise to him is go and donate your time to a real charity (salvos) and stay well away from investing.

If you are really concerned about this woman you can phone the WA Psychiatric Emergency Team on 1800 676 822 and ask them to pass the information on to the nearest community mental health service. You are the only one on this forum with her address. Basically read your initial post out to them and they will follow it up.
