I’m just about to make an offer on my first IP.
How do you go about inquiring about what fixtures will be left, is there some paperwork for this?I’m a novice in this area as we built ou PPOR so this wasnt an issue.

If the chattels are crucial to your investment sims then ask the agent an/or vendor and put said item into the contract if vendor says yes.
Also include a condition that requires the property to be in same condition as when inspected – some dated digital photos also useful.
Just prior to settlement inspect the property (or arrange someone you trust) to ensure the above two issues are met to your satisfaction.
You can also include clauses to ensure the rusty car wreck out the front (or back) is removed too. No point inheriting someone elses problem.

I agree with Derek, but would like to add that you should be very insistent about having all the inclusions mentioned on the contract, in detail.
Ask if any of the fittings/fixtueres belong to the tenant.
I’ve had a bit of a bad experience when I bought my property, for instance, the new curtains in one of the bedrooms were swapped for old ones just before settlement.
ALso, from the walk-in wardrobe all the clothes racks were taken out. So we needed to organise for new ones.[glum]I had not asked for this to be included in the contract, since I just assumed they would automatically come with the house as they were atttached to the wall.
A bit lame of the vendors I thought as we paid a really good price for the house.[glum2]
Next time I’ll know better, I want the tiniest details included.[medieval]
