    [biggrin]Hi everyone its great to read all your stories and draw from your experiences.
    Ive been crunching the numbers on local (Australian) properties and am finding it difficult to find anything CF+. Is it worth just putting down a larger deposit to make something that is marginal work? Any guidence on locations would would be appreciated.

    As you can see JB, everyone has stayed stum on where to look. Unfortunately, if I told you, I’d have to kill you…

    Sorry sweetie, you gotta do the hard yards to find the pot of gold. It takes time and patience. Get to know a prospective area and really investigate it. Don’t just look in the paper. Go and bug the sh*t out of real estate agents. They then might start sliding you the good deals that hardly ever get on the market!

    Hey JB,

    you’ll need to travel into country towns to get good deals that are +CF. The other option is what you said, – if you have the deposit, put it down – it will turn it into a +CF deal. Locations are hard to specify. Two years ago – Ballarat would have been good but after Steve bough them all – I wouldn’t suggest it. I travel further out. If your really finding it difficult, email where you are and how far you wish to invest and how much you can afford to me and others on these forums – they find good deals for a small fee. They can forward them onto you.

    The less money you put into a property the greater the return.You have to use the leverage of other peoples money to get anywhere.
    If you cant find property in your area then look elsewhere.You dont play with the numbers to make it work.It has to be a good proposition from the start.Stick to the formula.If you cant find any then give me a ring.Russ. 0438 659 411.Cheers and good luck.

    add a post saying ‘willing to pay you’ – you’ll attract all the members to it. then say that your willing to pay for any investment deal they find that meets your criteria. there are plenty out there.

    Sremin, Geo,and Russh Thanks for your replies, Ive been away working for a living the last few days. Have started to broaden my search and I am getting closer. Its all a learning process.
