Would anyone here have a cheap rental property (say no more than $100.00p.w.preferably less[exhappy]) available in Victoria, preferably CBD eastern region or gippsland/latrobe valley area? I’m looking for something for my dear old dad to rent, he’s a retired 70 year old pensioner. A one bedroom Unit or cheap house would fit the bill, furnished would be even better! He’s returning from Canada on Sunday and needs somewhere to live urgently. He’s widowed, no pets, and a good quiet tenant, still fit and healthy. Any help would be really appreciated. Thanks. Assuming that the landlord sees cashflow (rather than capital growth) as their main route to wealth, $100pw is a hard ask and somewhat below where the market is at in most places.
However you might just be able to get something in Sunshine, Moe or Morwell for that.
Around the eastern suburbs of Melbourne, you’re doing well to find a 1br flat for much less than $130pw.
I don’t know the rents for bedsits/studios, in, for example, St Kilda.
As retired people tend to be quiet long-term tenants, so that could work in your father’s favour and you might be able to wangle a lower rent (though much of Steve’s book is about finding ways to do the opposite!).

Thanks Peter, your quite right, I don’t really expect to find anything CBD or suburban for that money but thought I’d put it out there just in case. I have found one option I’m following up near Moe for $50pw. I thought I might find a win-win solution here with all these property investors I was hoping there might be one or two looking for a good tenant. Can’t hurt to ask [biggrin]

You are going to struggle with something on the eastern side for 100pw.
I have a unit in sunshine that will be available next week 11th april. It is in the Albion region. It is listed for 110pw. But looking after the wise of the community we can certainly reduce it.
It is about 5 min walk to main shopping centre close to albion station and sunshine station. There is the sunshine bowls club if he likes a beer. it is a very multi-cultural area but there is a lot of elderly in the area also. The block has 25 units some 2 bed some 1 bed. Mine is a 1 bed ground floor close to the entry but hidden from the street. Melway ref 26 F12 ridley st.
