Hi all,
I’m looking an IP and it happens to have an in ground pool. The pool was only installed a short while ago, so it’s new. I’ve never really considered a pool in an IP. Just wondering is a pool a good thing or a bad thing for an IP that I will rent out?
I know that I can get more rent with it. But what about the down side and who should look after it? I don’t live near this property so it wont be me. Can I trust the tenants or is it too much work for them?Any ideas?

depends what the market is like. is it a family home?
pools are a hassle to have. and if something goes wrong, they are expensive to fix.
i had a property with a tenant in it and i had a high rental price on it with pool maintenance included. they took the house and decided to maintain it themselves for a lower price. i did include a automatic cleaner for them though.
i would say better to have a IP without a pool than with one. they are just another annoying thing to maintain.
I would be concerned about kids drowning myself. Even tho I would do all I can to prevent it, i know if i owned a pool in a IP and one of the kids drowned it would be very difficult for me.
Personal thing for me i guess. I have had to pull two of my own kids out of pools in the past, it happens so fast and so quietly.

DONT MISS OUT!!!!!Do the tennants have children – you can employ a maintence person to look after it which is deductable – generally they are a pain in the butt – good luck.
