    Dear All,

Remember last month there is a topic on ‘Changes to FHOG’ by Steve McKnight, see link below:
    https://www.propertyinvesting.com/forum/topic.asp?TOPIC_ID=7951&SearchTerms=FHOG

From the discussion I found out that I was entitled to FHOG even though I purchased two IPs before purchasing my own home. However, I was mistaken at the time and did not apply for the grant.

Thanks to MortgageHunter and several others people on the forum, I put together a claim with supporting documents and a letter from my solicitor. After anxoious wait of two weeks, OSR finally deposited $7000 to my bank account today guitar.

I would to remind other property investors, if all your IPs were purchased on or after 1st July 2000, when you come to buy your PPOR, you may be eligible for the grant, so don’t miss out like I did.

Thanks MortgageHunter again and Steve McKnight for putting up the topic.

It’s a lucky day for me. I am going to take my wife shopping tomorrow.

    Hi Chan:

That’s great news for you. This is what the forum is all about: to learn from other’s mistakes and to share other’s experiences. You will never know what you can pick up during discussion or simply by reading.

I am new to this forum and already loving it. Happy posting everybody!

Wow, that is a real windfall even though of course you were entitled to the grant.

    Congratulations and Good Luck

    >>Make sure you buy that lovely wife of yours something really nice!<<

What Simon really is saying (and perhaps rightly so as it appears as if he went out of his way to make enquiries on your behalf) is ‘What about buying that lovely wife of mine a nice present?’

Nice one chan. I think there is a lot to be said for making sure we get everything we are entitled to tax wise etc, and a bit of extra diligence in this area can go a long way as Chan has shown us.

    Si

    Hi all
I was nervious with the application because it was more than 12 months overdue, it was really upto the commisioner’s decision to grant me the extension. Credit to OSR.

    Kind regards

    Negative gearing her?

I guess so – she costs me every week.

But she does keep appreciating like a fine wine so I guess I am happy to do so.

Might have to go and do another inspection I think…..

heheheh….don’t get into too much detail…but then agin it would be good to know how you conducted the inspection and your interrogation process…maybe some others on this forum can adopt the same procedure…hope she doesn’t need to much maintenance or runnning costs…have any idea on what the outgoings are…

    hehehehehehe

    Regards,
    George.
