    Where on earth can I find property in WA that meets the 11 second test?
    So far, the rents for advertised properties means that I should only be paying half the asking price!!
    Any suggestions, hints??

    I am also wondering were these properties are hiding

    your example property would have to be reduced by 15-20% to meet the 11 second rule – wouldn’t it

    You are not confused. This property does not meet the 11 second rule in its present form. It has a yield of close to 9% and would either need a huge reduction in asking price or a filthy big deposit to become +CF. Don’t forget to add in strata levies, rates, and other costs.

    I guess his point is, with little work, he has found something that returns a reasonably high yiled.

    What the property is like is a different story.

    If all the properties advertised meet 11 seconds solutions then it will snap up quickly.

    There are a lot of property advertised which meet 11 seconds solutions but you got to call the advertise agents to find out.

    Why not research the going rents in a certain area that has good yields, then make offers according to what you would like your purchase price to be – no harm in trying that
