    After 20 years of thinking about it am finally taking the plunge into PROPERTY INVESTING. I live in Newcastle but forget trying to buy a PG property here. Where do I start. Any suggestions.

    There has been some talk of late of the diminishing availability of +ve cashflow properties. They are still out there but granted you do have to look harder and be more innovative in your thoughts than before.
    You will not find them in the inner city suburbs as you already know…you will generally find them in rural towns and populations right around Australia.

    Look for towns with good economic prospects, population over 15,000 and growing with very low vacancy rates for rentals.

    You can check out: http://www.realestate.com.au or http://www.domain.com.au or even http://www.yourestate.com.au and selct yoru searches and start looking.
    It is also a good idea to contact some agents in potential areas to keep an eye out for you on what criteria you need for +ve cashflow.
    Remember, a no cash outlay -ve geared property may become +ve cashflow if you have a little more cash behind you for a deposit.
