    Does anyone know a quicker way to browes the internet for properties fitting the 11 sec solution?

    Quicker than what?
    You can try the realestate.com site, and other similar – property.com, domain.com and all of the realestate agency sites.
    Type in your price range and then browse around. Will need to look at the rental section as well to get a feel for what rents in the area you are looking – try contacting the local agents and enquiring about rentals in their area.

    Not Quicker but definetly better….

    get out there and have a look around talk to agents, a lot of great deals don’t make it onto the net or a multilisting..

    go to realestate.com.au do a search from $0 to $200,000 and sort it by price. Look for area where agents advertise property price as well as rental per week.

    There is no short cut or replacement for hard work.

    Educate yourself well on the area you intend to buy in talk to agents and do your own research. For every 100 properties you look at you might make 10 offers and be lucky to buy one at the right price.

    The 11 second rule won’t come to you you have to go to it. If it doesnt fit at the asking price it might fit if you can negotitate the price accordingly.

    Work on your negotiating skills and be ready for the odd knock back.
