Does anyone know of study or studies that have been conducted on the performance, comparing negatively geared, versus positively geared properties over time.

Its the old yield (postive geared) v capital growth (negative geared) debate.

Personally I prefer over the long term higher Capital Growth.

Michael Yardley (who comes here sometimes) puts out a monthly newsletter, one of which recently contained a brief analysis of growth vs yield. High growth was the winner. You may be able to access the newsletters online at http://www.metropole.com.au/

Jan Somers has a comparison between the two approaches in her ‘More Wealth’ book.

Her overall conclusion was that both can work equally well, but one or the other method might be more appropriate for different people, different ages and different incomes.

    Regards, Peter
