]Thought it was time for me to delurk and start to join in with you guys. I have been spending the past couple of months reading and learning, and am now at the point where I am starting to join the dots (so to speak).
Are there any groups of folks out there who meet on a (semi) regular basis to talk about what they are doing / how they go about it etc?
I am in the northern suburbs, but am happy to travel pretty much anywhere…
Some areas I am interested in are :
* the process behind indentifying CF+ properties
* how to sustain / obtain enough funds for deposits
* factoring in depreciation. A couple of the examples in Steve’s book don’t appear at first to meet his criteria (eg payback within 10 years / CoCR > 10%), however they presumably would after tax benefits from depreciation. Am I on the right track???[?]
