    Can someone help out there?????

    I have been dabbling with the idea of making some lowbid offers to owners of units that are not listed for sale. My first question is how do I find out the address of the owners, seeing that a lot of units are for investment purposes only. My second question is…Can someone steer me towards a format on property offers???

    Once you have an address, you need to do a title search. They do have a minimal cost and that will give you the owners address at the time of purchase. This might not necessarily be the same address today. You will have a name nonetheless. Which state are you in?
    Alterantively, units generallly indicate a plaque indicating a managing agent or body corporate. You can approach them and they might be able to help. The BC may also be able to point out works being proposed/completed, the size of the sinking fund. Not all might give you this information, but know your spiel before hand and you shuold be able to get some pointers.

    Before any discussion with prospective vendors, make sure that you can sight comparable sales in the area to back your case. Photos, results in the paper etc.

    Just a word of caution, in relation to georgisj reply.
    If you are in sunny QLD it is now “inappropriate” to use a ‘Current Title Search’ ( from Dept of Natural Resources) or the commercial versions (ie RPData) for “marketing purposes”. In other words you cannot use this data to find out who owns a property and then approach the owner to see if he wants to sell. All to do with the Privacy laws. A lot of real estate agents are still coming to terms with this.

    Georgisj, as I take it that you have followed this road yourself may I ask you what you mean by ‘minimal cost’ ?

    If one wanted to approach the owners of say 200 units how much would that information cost ?

    Er, couldn’t help but give myself a free plug.

    As for other discussion… you could always go and knock on the neighbour’s door and ask if they know the owners contact phone number then call them up and ask if they are interested in selling. Make sure you explain that you are the buyer and not an agent.
