First to answer your question, yes its true, but how ive been able to achieve this is, by using a strategy called “Offset Gearing.”
Offset Gearing is purchasing:
Passively Geared Properties
Positive Geared Properties
Negative Geared Properties
Neutrally Geared PropertiesUsing the principles of offset gearing, you purchase properties that can offset the cost of your negative geared properties.
For e.g.
+ve + -ve = 0 (No Cost to you)
In effect this will allow you to control properties(assets) by with no cost from your pocket.
Further more, negative geared properties normally appreciate in value, giving you access to equity,
Where as positive geared properties give you a passive cash flow.
Use your Positive Cash flow properties as a product of financail Management, if you are intending to use the “Offset Gearing Principle”
Though this is one of many strategies out there.
