    Hello all,

    Say if I invest in Port Pirie (a small town up north, 2-hour drive from Adelaide) with a pop of 15,000 – 20,000. The property is located within minutes of driving distance from the town centre and is reasonably nice to live in. Can anyone suggest a realistic occupancy percentage (annual) for the purpose of doing a cashflow analysis?

    how is PP going since Pasminco had its problems? i was under the impression a few years ago rental demand was strong (2001) but that was before pasminco.

    you are talking about my hometown. I can`t give you a number {contact a R.A.} I have 5 properties, all +ve, and have not had any extended vacancies in the last 5 years. Are you in Adelaide? Would be prepared to show you around if you want to visit.

    Jimmy,

    Why not call a few PM’s (property managers, that is) in PP?

    They should give you a reasonable idea what the vacancy (or occupancy) rate would currently be for the type of property you are looking at.

    This would give you the best & most realistic rates, if there are no stats. available on vacancy rates in the town from organisations such as the REISA.
