I have finally completed my spreadsheet!it is now 100% finished, new options include
:-colour coding to show which cells can be changed
:-protection of sheets so only appropriate cells can be changed
:-personal income calculator, automatically takes tax out for you
:-% of salary needed to source investment
:-notes here and there to help people understand the figuresand for the very early people who got my first version
:-update for any loan term, P&I and Int only
However to distribute it I will need the help of all of you.
Could some of you please reply with your email address and I will send you the new version, I would then ask if you could please pass it on to 5 or so people.
Other people could you please either offer your services on the post and get the ss directly from me or email one of the people who have offered to help.I’m not sure how this will go but I will need people to be honest and help out, so if you post your email on the post please if you get requests for the ss please send it on to 5 or so people, that’s all I ask.

Well i predict that in 2 years time, when broz and I finish our uni degrees, that house prices will be almost the same as they are now, and with rents slowly on the increase i’m sure it will be alot easier to find down the track.
It is just a basis for my plan, sure, it may not work out exactly like i would like, but all i know is that it will work, because we can aim for houses in areas such as bendigo which will increase in value alot in the future.
I would like to get as close to a positive cf as I can, however, i can aim a little for capital apprecition too.
My plan also opens up many more opportunities as I am not restricted to the one tenth of properties which are said to be +cf.
I do not want property investing to take over my time, i want it too give me free time. I will also save time through this plan, as i am focusing on paying off houses rather than buying many houses which takes up most of your spare time.
For steve he couldn’t even work to do what he has done, his full-time job was basically looking for properties, and he is lucky he had that flexibility, most people don’t unfortunately.
I know that my returns will not be as high through my plan than what Steve has done, but the saving in time will be huge.
If I can reach my goals i should be able to retire around 42-44 with around $100,000pa, now that seems good enough for me.

]The spreadsheet is great, it looks as though it provides accurate and informative figures. i had one query: Is there anyway of upping the years in the repayments section of the mortgage to anything over 3 years??

No, unfortuntely that is a problem I cannot really fix, i will have to make so many extra columns and functions, it would just be too much work, it was originally tailored to our strategy which, as you can see, is paying off the properties very quickly, thus the int rate rises won’t affect us too much, in fact, i hope they keep going up, then prices will become more affordable again.
Anyway, there was so much demand for the ss that i eventually made the Prop1term and propintonly worksheets so people can work out there cash flows for any loan term, but that’s probably the extent that i will go to.

You’ve inspired me to try something, I will have to only use the average interest over the loan term which is a little inaccurate, however i could possibly do it that way for any loan term, because the profits will be the same for every year of theloan term that way.
