Does anyone have any good Property Manager in this area who is proactive and good at their job?
MIne at the moment is very slacking and i have to keep reminding them to just get a quote (or answer some questions) for me for some repairs, and they dont get back to me after weeks!
Usually i have to send 2 or 3 reminders by fax.
We’ve had several properties in Morwell for many years. We changed to BJ Bennett about 18 months ago under Jeff White who is exceptional[]. However he has recently taken a promotion to management and isn’t hands on anymore and his replacement leaves quite a lot to be desired[]. However, she is still the best of a bad bunch and the best thing is you can still talk to Jeff if things aren’t up to scratch and they seem to magically fix themselves within a very short period of time[].
HOw about we do this. You give their boss of the store a call to complain and threaten to switch to another PM, and then I do the same as well. That will give them a wake up call.
Just tell me when, I have been waiting to give them the sh*ts.
NOw I still dont know whether the plumber has done the job or not. All i ever hear from them is the monthly rental statment with their fee deducted from rent. With all the hassel of me faxing at least 4 times for each query or order to fax somthing (before they even reply once!), I might as well do it myself!

There are 4 in Morwell. The S one, BJ Bennett, Keith Williams and Ross Madaluno. Of them all BJ Bennett is best and unfortunately as I said Jeff is not hands on anymore. However, I would suggest that you talk to him as he is very obliging and will do what he can to look after you. I actually talked to a friend of ours who has said that Jeff has agreed to look after their properties personally instead of the usually PM and their wrapped cos things now happen when they call. One of the best things about Jeff is he actually picks up the phone and calls you if there is a problem. He doesn’t wait for you to contact him or send a letter. He’s straight down the line and wont BS you. If he screws up he’ll admit it. Pretty unusual these days.
i use them too and have been very very.. well unhappy i have tennets in my house now for about 3 months with the lease having not even been re signed!!! i’m still getting the money tho, but its hopeless! i’ve contacted them many a time and they blame the tennat. saying “sorry we’ve been to busy to chase them up” and i simply said so your to busy to do what i pay you to do?
coz i’m to busy to chase you up, so i guess its never gunna happen, and walked out!
but your right, they are sh!te, pick a date i’m up for a mass exitetest, my old man has a few propertys with keith williams, and they are great, ring him all the time, keep him upto date and hasnt had a any of his houses empty for the last 10 years.
i had to ring stockdale and lego’s up 2 weeks after the lease had ran out to ask them if my tennant was stay or what was going on, “oh i dont know, the tennat hasnt got back to us yet”
BLOODY HELL CHASE THEM UP!!!

i think the proffesionals are like 5% and keith williams say 7% but are “very negotiable” agents own words, i think my dad pays 4% over all of his houses

This afternoon i just sent her a 2nd fax for this query and quote I faxed her last week. And I just sent her a note on the original fax I sent her last week and said ” Please respond immediately to this fax I sent you last week! I have not got any reply from you yet whats going on?”
And later this evening I got a fax (apparently she is the new Property Manager there? used to be another girl) and she said “oh sorry for delay coz the locksmith didn’t get back to her with a quote”.
Its amazing how the locksmith suddenly calls her to give her a quote after I sent this fax isnt it? Bloody idiot doesn’t know how to chase up contractors.
She said the same thing about the plumber and his quote – took me 3 to 4 weeks and 3 faxes and 1 “what the hell is going on!?” phone call for her to get back to me for that one! All the time the tap was leaking and the toilet had flush problem.
Also, she came back with a quote for new locks about $150 for deadbolts or $250 for lockwoods 001’s (whatever that is), and she said we cant raise the rental coz tenant has just signed a new lease and its on “Fixed Term Tennacy till Sept 2004. Can someone tell me what is that Fixed Term and why cant i raise the rent??
Also, when the tenants asked to sign a new lease last month, she did not send me anything to sign like she said she would. So i didnt sign anything at all, nor anything about the conditions of the new lease.
guys, how much is/was Stockdale charging you? Is it 7%?
Also, I emailed BJ Bennett and this Jeff White said please contact his PM. Can I say you guys recommended me and I want himself to handle it for me? I have only 1 in Churchill at the moment.
I have decided I cant take Stockdale anymore. Their sale agent is great, but PM is letting their team down.

good idea, lets all join forces and ask Jeff to handle it for us. No point staying with Stockdale, just wasting my time, fax and mobile phone expenses.

Fixed Term Tenancy just means that they have a signed lease for x months. Ie it’s not a month to month lease. I’m not sure about the rental though – I though it was x months from the last rise rather than the signing of a new lease. I would ask the new PM that you transfer it to about that one.
With a fixed term tenancy you cannot raise the rent until after the lease has expired. You also need to give notice prior too raising the rent – this used to be 3 months prior but has changed recently i think to 6 weeks but you may need to check that. Get hold of the tenancy booklet (from any r/e agent or tenancy tribunal) it outlines it in there. There is nothing stopping you notifying of the increase prior to the expiry of the lease but it cannot increase until then.
A really really good plumber in Morwell is Ken Gooding 0418 512679. Does a good job, no hassles.
I’d suggest you actually phone Jeff and talk to him. He works best over the phone. Tell him that he was recommended on an internet site and that you have talked to the “peppers” – he’ll understand! By the way – they charge us 6% (dont tell him I told you) – I think we probably could have got it cheaper (KW offered us 4%) but we were happy paying a bit extra when Jeff was managing.
The sad fact is, it is better to switch agents than to expect that complaining to your current agent will generate better results. With the “S” agent I had a house that was vacant for a while and the agent said they had someone looking at my house and another house they have, but they were pushing them towards my house because they didn’t like the other land lord. I would suggest this means if you complain they wont like you and your service will get worse. I will probably move my rentals in the near future.
gee this topic has taken off. malachii is right on the ball with Jeff white (an ex cop also), belinda is experienced and trying hard and a new guy Dale seems on the ball so far. but Jeff has been promoted to office manager so i doubt he would want to go back to looking after everyones properties. (perhaps we can start a bring back Jeff campaign).
it’s interesting that all of us appear to have the same opinion of the other agents. sad for a town of 15,000 that only one agent is doing the job propertly.

If we are all so unhappy – there must be others that think the same, why dont we get together and start our own property managing company down there. We could employ someone like Jeff (maybe even him). That way we get someone who sees the tenant as an asset, will look after the property correctly and also communicate properly with the landlords.
