I’m wondering if anyone out there owns IPs in western SA (Eyre Peninsula) and has had a depreciation schedule done. If so, did you find someone in the area or get someone to travel out from Adelaide. Was it worth the cost? Any feedback and recommendations appreciated.
A schedule by Deppro cost me $440 and was well worth the cost. This is a once off fee that I can use for the life of the property (40 years).
Deppro are one of well known depreciation specialists but I don’t think they have an Adelaide office…

Yeah, I’ve seen the Depro ads. Great if your property on the east cost, but when it’s 400km’s west of Adelaide, the choices of surveyors drop and the costs rise.
If you have more than one property out there, you could arrange to have the QS do them all in one hit – saves on a bit of the travelling costs for them. Alternatively, try to get some other investors out there to pool together with you and again try and get the QS to do a few at once. More money for them may mean they don’t charge as much for travel costs.
I’m thinking that might be the way to go – just need to round up a few other interested investors.
Maybe a good business opportunity for any quantity surveyors out there – do a rural road trip once or twice a year to cater for the needs of outback investors. Sounds like a bit of an untapped market to me.
I had the same problem, even though my IP is not far from Nowra in NSW. There are QS that will do a survey based on photos and any plans ..etc you may have. I was told to take a disposable camera..use the whole film and make sure I took photos of everything..also if happened to build the house..copies of documents….
You then give this to the QS and let them do their stuff.
This may/maynot be as good as having them visit..I wouldnt know…but it’s certainly an option if you can’t find a “travelling QS”

Anyway, no, I didn’t buy any. I was just curious about prices and demand. I did purchase one through those auctions earlier in the year. Also purchased one there last year through another agent. These are the properties I’m refereing to when asking about the depreciation schedule, so now that you’ve mentioned the town, has anyone used a quantity surveyor in Whyalla, SA? [8D]
No properties on the west coast. One of the Whyalla properties is very positive, the other will be when I eventually get a tenant! In any case, the rent from one pretty much covers the costs of both, plus seeing capital gains while other investors seek + ip’s. Thanks Steve for bringing out your book – sending the rural markets crazy!
