Just need a little help regarding who pays for what with a LO, here in WA (Oz that is).
What can I get the tenant to cough up for (legally)? Can I et them to pay for essentially everything or should I pass through the costs for these as a added “rental” per week.
What do others do in relation to managing the properties. With a LO it is still a lease and you own the property so I thought it still smart to have a property manager to at least collect rents and be there if needed just to make sure the place still doesn’t get trashed. For this I’m assuming that the property is located say 3 to 4 hours where you live. I would have thought just the standard 8% or whatever you negotiate. Do others pay for quarterly inspections or assume that the tenant would do the right thing for themselves?
I guess I’m risk averse and just wondering if what I’m thinking is too over the top, on the mark or not enough?
