How’s this just gone to Contract on 7 vacant blocks of land inline in regional qld town for $11K each. Have 4 relocatable homes to go straight on them at $30K and $8K on reno per house. Total – $49K. Estimated rent – $155/week.
We have called this one the 7 sec rule because if it takes you any longer to think about it you shouldn’t be in the business.
Just out of curiosity – to those who have bought cashflow positive property in more ‘rural’ areas…
What condition are the houses in, time wise?
Are they generally old with a lot of non-modern fittings and styles?
This seems to be the norm from what I’ve seen on the net (and yes, I can see half of you roll your eyes…), just wondering if this is the state of the majority of homes further out.

Ive just tied up my first deal.
2 houses on the one block devided into 4 flats in rural NSW.
cost $175k current return $390 /wk . the condition of both houses is pretty good with reno costs of less then $5k. Was previously in the one family since built and well looked after.
I use the net to identify areas with good potential then get in the car and drive. I try to target agents that dont have an internet listing in these areas. Have identified a number of areas within about 5 hours drive from home so far.
This property i found when sent bush for work and window shopping as i went about the job.
Good luck with the other half..( mine looked at me blankly and said… does that mean i can buy my camera now…)

You say about ready to give up on WA – I’ve only been looking for 1 week and in /around Perth seen 4 deals that beat the 11 second rule ( none yet thet meet the new 7 second rule)
try looking harder or longer- don’t give up.

agree with the fact a lot of good deals don’t make the net, know agents who call clients they know are interested in good deals and quick off the mark.. no waiting for the sale! we just got to get to be those clients.

guys- if you are quoting Steve –
it’s the 11 second “SoLUTION” not “RULE”.
Big difference. It’s a way of calculation quickly if the property is going to give you a more than 10.4 percent return.
That’s all.However you say that ‘as a rule if a property fulfills the eleven second solution it is most likely to be cashflow positive.’
As in, likely.! One broken hot water cylinder that year could put your numbers out of whack…!!

The big wigs from the forum found hundreds of +ive cashflow deals in NZ in the last couple of weeks. You’ll have to be quick to grab any of these deals though.
Damn the Warriors lost. Wait for next year. Roll on the Rugby World Cup.
