Sandwich Lease Options in Melb

Hi all,

I was just wondering if sandwich lease options and/or assigning contracts are legal in Melbourne?

Also is it legal to offer a sub tenant a lease purchase agreement considering you dont own the property? How could you close with your sub tenant before you close with the owner? That would mean your agreeing to sell a property to someone even though you dont technically own it.
