    Good day to you all.
    I have 5 properties at tis time 3 are positive and 2 are negitive, one of these being brand new and has only been rented for 6 months.
    At this time it is empty so it is costing me money.
    Im finding it hard to rent at this stage and feel like selling it.
    What should I do?
    I would like all of my prop to be positive and from now on will be only buying those that are.
    can you help me scotty.

    Where is the property?

    Perhaps you could try a different property manager. Another idea is to drop the rent. It might be better to get $10 pw less that have it empty too long.

    you need to have a long term plan.

    in the world of property investing there are many hastles along the way. along term plan will help you see the big picture and not be so worried by the small issues. Yes you need to get the property rented so put energy into this. As Simon says (hey that sounds familiar), check out other property managers and be prepared to list with multiple agents. i had a similar problem in 1997 when i bought a 29,000 house in Morwell Vic, i had it vacant for a while at 100pw. But today it is getting 135pw and worth 95,000 so keep an eye on the big picture. A lot of property investors sell when they have difficulties the rest become rich. only sell when the situation is very bad and there is no way of making it work, or you can get better value elsewhere.
