what should i look out for while researching

hi just after a little help i want to buy a property under $100,000 positive geared of course…i am researching and have some figures on rural towns in Vic. but i am wondering on issues like population when do you start worrying if under what figure Ummmm if the population is old (elderly) is this a problem or is it a good thing??is work in the area a worry if their isnt much about cause we have rents assistants….ummm family situations was good more familys or singles or single mothers in general what do we look for?????any advice would be greatly appreciated.[]
