In relation to the new book, is the 11sec rule still achievalble in the current market. ie Rentals of $240pw = buy house/unit for $120,000.

Yes Bazza there are. We will be buying in Bunbury (south of Perth) there are plenty of 11sec properties down there.

[8D][8D]Cremin: I’m surprised about Bunbury being a positive haven. My observations is that rents there are lower than Kalgoorlie and prices are higher.
My own (brief) looking is that there is very little under $100k. What $90k properties I’ve seen have rented around $120pw – well short of 10.4% rtn.
What sort of properties down there have given $240pw rent? I can only think of shared student houses.

As to your concerns re the 11 sec rule and finding property that will fit it here is a quote by Steve from a posting made last year:
“Don’t get to hung up about the 11 sec solution. This is just a filtering tool and not a law unto itself.”
I gather from this that when you find an IP which comes reasonably close to fitting the rule carry on and do your due diligence and if the figures still look good go to it.Hope this helps.
