    I am looking at software for property investors, so far I’m impressed with PIA coz it’s Australian related financials.ie.. it works on Ozzy rules & regs.
    Any body find a possible flaw ? Or better product?

    I don’t know, but I would like to know the answer too.:)

    Therefore my second question assuming that the answer for the first is positive is.
    What is the best IP software around for the Australian rules and regs???

    PIA is a very basic software package which helps you assess the cashflow of the property

    If you know what you are doing, you can work out the cashflow for yourself.

    I do not recommend it unless you know how to work out the cashflow yourself first. When you know that, then the software is good, cause it works out the cashflow of the property quickly.

    there is not enough input information for you to use it as record keeping.

    I’m still looking for a software that allows me to track my deprection of my properties, does anyone know if there is one out there?

    div43 – if you want to record depreciation against your property then my rentmaster software will do that as well as tracking depreciation on the fittings as well.

    Unlike PIA and ez-rent this software does not record hypothetical future predictions for your properties but instead records the actual rent income and expenses as well as tracking rent arrears, tenant details, property repairs etc. i.e. it is used for record keeping.

    Sorry it is not free but costs from $79AU to $129AU.
