    I’m interested in anyones experience in buying and managing properties remotely.

    Do you use someone to do a pre-offer inspection of the property via a checklist, and then make a decision on the offer based on the inspection.
    I’m thinking someone independant of the real estate agent?

    Or get the real estate agent to send through lots of photos of the interior yard etc.

    What about repair work maintenance needed to bring it up to scratch for rental? Do you as a rule just give it a coat of paint and get the yards cleaned up ?

    any thoughts/ideas here would help a newbie like myself

    I personally don’t buy anything I don’t inspect myself and do not trust anyone with a vested interest in the deal (i.e. Real Estate Agents).
    Do the numbers, inspect yourself and then definitely get a building inspection. There are certain things which photos cannot show for example, a bad neighbourhood or neighbours etc. These types of problem can be a huge pain and cause vacancies. I know it is a catch 22 because +ve gearing is getting further away and in regional towns rather than the big cities, so the travel may be necessary.
