J V virgin

As the subject title reads I’m new to the concept, recently I’ve been talking to some people offering varring JV,one requires the investor to borrow or provide the capital for the project that he finds and organises the reno with a return of 40%/60%,25%/75% to the investor as I’m a carpenter I find this 25% a bit steep just to find a property is there anyone out there with a view on this,my wife and I work we don’t have a lot of time to look for these reno delights I’ve tried letter box drops but so far no luck if any one could help out i’d be very gratefull’
