    I am comparing 2 bayside areas.
    Which one you think is a good buy and also for a goof CG.

    Let’s vote on it.

    Median House Price ((Mar 03) : 207K
    House Vacancy Rate (Mar 03) : 4.31%
    Unit Vacancy Rate (Mar 03) : 5.41%
    Distance from Brisbane CBD : 28 Km
    Transport to Brisbane CBD : 1 hr drive
    : No train (can drive to Sangate)
    Vacant Land Avaliability : Almost run out
    Community : Low base

    RedLand

    Median House Price (Mar 03) : 247K
    House Vacancy Rate (Mar 03) : 1.74%
    Unit Vacancy Rate (Mar 03) : 0.55%
    Distance from Brisbane CBD : 20 Km (ie. from Wellington Point)
    Transport to Brisbane CBD : 1/2 hr drive from Wellington Pt
    : 45 min to 1 Hr By Train
    Vacant Land Avaliability : not sure (there might be some
    vacant land in Redland Bay,
    Clevelend, ThornLand ..etc)
    Community : More than Low base
    (may be median base)

    Which area gets higher rents? Know both from passerby perpective and from ‘feel’ only would go Redland for both CG and rent return.

    Reclifee : $190/week
    Redland : $210/week

    As this is my 1st post (this real estate game is very new to me) I am unable to comment on the figures you have mentioned. However, I am hopeful you may be able to tell me where to gain access to the stats on a particular area i.e median house price etc. Is there a website???

    If I was to buy and live in I would go for Redclife. Also CG.
    If the property would need to be rented at any stage I would go for Redland.

    Just looking at the house vacancy rate, I too would go for Redland if your aim is to rent the property out. Also closer to CBD

    Hi,

    Roy another good source of free demographics data is http://www.realestate.com.au – look under home price guide in the bottom left then use postcode snapshot on the rhs. Doesn’t have rents but has portion lending & loan repayment stats.

    Count Redland 3 v Redcliffe 0 ……

    Looking at the vacancy stats and distance to Brisbane/Public Transport available….. Redland for me.
